Waterproofing design, performance specification and construction monitoring on a City of London commercial scheme by ORMS for Castleforge Partners, with Opera PM.

75 London Wall occupies a constrained City of London plot on the southern edge of the London Wall corridor, where ground conditions, existing party structures and tight site logistics shape every below-ground decision. CLW was appointed by Castleforge Partners, working alongside ORMS and Opera PM, to lead waterproofing design, performance specification and construction monitoring.

The design followed the BS 8102:2022 Grade 3 path, a fully dry, habitable environment, with system selection and detailing carried through to a performance specification that the contractor could price against without ambiguity. Construction monitoring then ran in parallel with the works, so detailing decisions taken at design stage were re-tested against what was actually being built.

On a City scheme of this density, the value of a single, document-led waterproofing voice across design and inspection is less about elegance and more about defensibility, every interface decision is traceable to a written rationale.
