Waterproofing design and inspection oversight on the basement levels of the KPF-led redevelopment at 81 Newgate Street, with Arcadis as project manager.
81 Newgate Street is a Kohn Pedersen Fox-led City of London redevelopment on a major below-ground footprint. CLW was appointed to deliver the waterproofing design and inspection oversight on the basement levels, working alongside Arcadis as project manager.
The brief followed BS 8102:2022 Grade 3, a fully dry, commercially usable below-ground environment, with the waterproofing strategy developed against the basement’s geometry, the structural sequence and the long-life expectations of a City commercial scheme. The inspection oversight role then ran through construction so that what had been specified was actually being delivered, pour by pour and lap by lap.
On a redevelopment of this scale, the operational point is straightforward, the cost of a defect discovered after fit-out vastly exceeds the cost of having one consultant inspect the works against their own specification.
